Flooding and drainage need to be assessed against real local conditions, including surface-water routes, culverts, ditches, the River Chelmer corridor and safe access during severe weather.
What residents should know
Water must go somewhere
The proposal includes extensive drainage features. The council needs clear site-specific evidence that runoff, culverts, ditches, river conditions and downstream receptors are understood and protected.
Wastewater capacity must be demonstrated
New homes cannot rely on a future aspiration for wastewater capacity. The applicant should demonstrate how wastewater will be managed before homes are occupied.
Questions worth asking
- Have local flood events, culverts and overland-flow routes been properly mapped and tested?
- Can residents, pedestrians and emergency services still move safely during flood conditions?
- What enforceable evidence shows that drainage and wastewater capacity will be available when needed?
